Preventive Maintenance

What we do during a Performance Tune-Up:

Heating / Gas Furnace - Residential

  • Replace or clean all filters (filters not included)
  • Inspect the heat exchanger
  • Check fan motors for proper voltage and amp draw
  • Test system safety devices
  • Lubricate moving parts if need
  • Check thermostat operating and calibrate
    if necessary
  • Check blower assembly
  • Check and adjust burners
  • Check ignition system
  • Tighten electrical connections
  • Check flue pipe
  • Check burners and clean if necessary

Air Conditioning - Residential

  • Replace or clean all filters (filters not included)
  • Check outdoor coil
  • Check indoor coil, if accessible
  • Check operating pressures and temperatures
  • Check unit for proper operating voltage and amp draw
  • Test system safety devices
  • Lubricate moving parts if needed
  • Check thermostat operation
  • Check blower assembly if necessary
  • Check condensate drain
  • Check start contactor
  • Tighten electrical connections
  • Check coil temperature drops

Gas Boiler Clean and Check

  • Check steam pressure (steam)/check water temperature set point (hot water boiler)
  • Check stack temperature
  • Check boiler water level
  • Check make-up tank water level
  • Blow down boiler (if steam)
  • Check automatic make-up feed valve
  • Check for any water or steam leaks
  • Check for proper combustion
  • Clean and inspect nozzle (oil only)
  • Check and test ignition electrode for pitting or combustion deposits and correct settings
  • Check expansion tank pressure (hot water boiler)
  • Lubricate and check electric motors
  • Open and inspect low water cutoff devices
  • Check water gauge glass and replace, if necessary (steam)
  • Check all safety devices and controls
  • Check all wiring and terminals

Oil Furnace

  • Check electrical wiring - connections and insulation
  • Check flue pipe condition and proper elevation
  • Inspect combustion chamber
  • Inspect for soot in heat exchanger
  • Check fuel oil tank for sludge/water
  • Change oil line filter and replace yearly or as needed
  • Check oil lines
  • Lubricate fan and fan motor bearings
  • Check and adjust fan belt
  • Check fan and limit controls
  • Check and clean fan and motor
  • Check volts and amps on fans
  • Change air filters
  • Check and set cad cell or stack switch
  • Adjust air and set flame, if necessary
  • Service burner (change nozzle, set electrodes, and check oil pump pressure)
  • Conduct combustion efficiency test yearly
  • Check limit safety
  • Check temperature rise
  • Check thermostat operation and calibrate if necessary
  • Check primary control
  • Check draft during operation
  • Clean electrode and transformer terminals

Heat Pump (Split or Packaged)

  • Check outdoor unit fan motor and lubricate, if required
  • Check contactor contacts and replace if necessary (parts not included)
  • Check electrical wiring and terminals
  • Check all safety components
  • Check compressor operation
  • Check reversing vale for proper operation
  • Check thermostat operation
  • Check unit for defrost and heat (winter only)
  • Check unit for cooling (summer only)
  • Check unit for excessive noise & vibration
  • Check crankcase heater if applicable
  • Check refrigerant charge
  • Inspect indoor and outdoor coils if accessible
  • Check all safety and pressure switches
  • Check motors, heater /voltage/amperes
  • Check back-up heat and emergency heat source and controls for proper operation, including amperage
  • Measure temperature rise in emergency heat mode
